A home inspection is a crucial step in the home buying process.

In Ontario, home buyers are not legally required to have a home inspection before closing on a home, but it is highly recommended.

An inspection can reveal any potential problems with the home that you may not have noticed during your initial walk through.

It's important to be as informed as possible about the home you're about to invest in, and a home inspection is one of the best ways to do that.

There are many things an inspector will look for during a home inspection.

They will start with the exterior of the home, looking for any visible signs of damage or wear and tear.

Then they will enter the home and start from the top, working their way down.

This means they will check the roof, gutters, and chimney for any damage.

They will also look at the home's windows and doors to make sure they are in good condition.

Once they've gone through the home room by room, they will spend a bit of time in the bathrooms and kitchens.

They will test any built-in appliances to make sure they are in good working order.

Then they will go to the basement to check for any signs of water damage or mold.

Finally, they will run the furnace and air conditioning to make sure they are both in good working condition.

Everything that is found during the home inspection will be documented in a report.

Okay, so the purpose of a home inspection is to look at all the major systems of the house. So we typically start with the exterior. So we're looking at the roof. We're looking at the brickwork or siding, the garage, drainage patterns that affects, of course, foundation leakage, patios, decks, things like that. Then once we enter the house, we typically start from the attic. We start from the top and work our way down. So in the attic, we're looking for the overall structure, signs of leakage, ventilation, which is crucial, insulation and all of this could affect mold growth. So that's very important. We're seeing that more and more today. So then once we've done the attic, we're literally go through the house room by room. So we're checking every bedroom, looking for floors, walls, ceilings, the electrical outlets and switches, windows. Every single window is operated. Bit of time is spent in the bathrooms and in the kitchen, we're looking for signs of leakage, electrical safety, fixture condition. We test the dishwasher. Any built-in appliance, we will test that as well. So again, we're going through the whole house checking floors, walls, ceilings. Every window, plugs and switches. Once we're in the basement, we're looking for any evidence of leakage, foundation leakage. Anything from staining, rust, peeling paint. We use infrared cameras, we use moisture meters, wherever it's gonna be necessary just 'cause with a finished basement, of course, becomes that much more difficult, so we need this equipment to help us. Open up the electrical panel and we inspect the wiring in there to make sure everything is done properly and safely. And then we run the furnace and run the air conditioner to finalize the whole inspection. Everything is documented. Get a full written detailed report with lots of pictures. It's uploaded on the internet almost immediately after the inspection. So you have everything you need, pretty much by the time you're finished with the inspector.
